Our proposed design for infill supportive senior housing at NYCHA’s Sumner Houses addresses two different aspects of the site: the street along Marcus Garvey Boulevard and the park that is the development’s “village green”.
Our simple 12-story block re-establishes the urban street wall that was erased from the original city plan. Entry is centered on the block and connects directly to an octagonal, domed pavilion in the garden that will be a new focus for the community. Visible from every view corridor, the glass garage door-enclosed pavilion can be opened up to the whole development, allowing for events both large and small.
The 12-story block is similar in scale to those to the east and west of it. The building’s facade uses the sun’s movement to inform its carved articulation that shades interiors from the summer sun but invites in warmer winter rays.
Amenities include a health clinic, pharmacy, senior center, gym and library. Sustainable elements include a green roof and garden with 100 solar panels, passive heating, high-efficiency MEP systems and bicycle parking.
