Newburgh Waterfront Master Plan

Our firm designed a master plan for the City of Newburgh, New York that envisions a new residential neighborhood on the west shore of the Hudson River. Prepared for a design charrette with the urban planners DPZ CoDesign, the scheme seeks to restore the city as a flourishing community by combining public projects and private development.

The centerpiece of the plan is the proposed conversion of the nineteenth-century Regal Bag factory into waterfront residential lofts surrounded by several rows of townhouses. Inspired by the historic brick factory, the new townhouses use red brick on their exterior elevations to relate to and honor the city’s historical architectural vernacular. Inside, rooms are oriented to maximize views of the river.
